I don't think we've hit bottom yet. Long long ago an elderly friend told me that she lived thru a period when housing prices dropped precipitously and she and her husband ( financially well-off ) never bought another house - they rented. I'm betting that people retiring will do the same and we will continue to see many more of these auctions. Just yesterday I was in Nelson county and my friend, who used to own a house in the upscale development in the valley below Wintergreen said, no one wants to live out here unless you work at Wintergreen and houses just won't sell. Now Wintergreen itself is in trouble.
