So does the price go up now that the neighbors have played their hand?

Zoning: An attempt by circuitous means to regulate bad behavior by depriving property owners of their rights to use their property for purposes beneficial to them, rather than regulating the bad behavior directly through noise ordinances, noxious emissions ordinances, and similar such measures.

You have got to try to organize the world somehow. There are ample zoning exceptions to go around (especially if you are rich and connected)
